Markets tend to be at their strongest in early and late summer.
It is important to consider the current interest rate when deciding to sell your home. The lower the interest rate the more likely potential buyers will be willing to take out a mortgage
The most common way to sell your home is with an estate agent. Usually they charge a percentage of the property’s final selling price, which is normally between 1.5 and 3%. You will also have to pay VAT on this amount.
It is against the law for a seller who is using an estate agent to discriminate against a prospective buyer on grounds of race, sex or disability – either by refusing to sell the property or by offering it on less favourable terms.
Even if a seller has accepted an offer on their property there is nothing in the law to prevent them from changing their mind and accepting a higher offer from another person. Estate agents are legally required to tell the seller if a higher offer has been made on their house.
Over 30,000 houses are auctioned in the UK annually, equivalent to eight per cent of all properties sold in the UK.
A rising trend in the housing market is for sellers to advertise their house privately. Currently up to one in five properties are advertised privately, and it can save the seller up to £4,000. The popularity of the internet has seen a growth in the number of property websites which offer to market your home for a one-off fee. This is usually around £150.
