If you’re living in a rented property you have certain rights regarding repairs to your home. However, you must also take some responsibility for the more minor upkeep and maintenance.

As a tenant you have the right to expect your accommodation to be kept in reasonable condition, but it’s your responsibility to undertake the day-to-day running of the property, including any minor patch ups and cleanliness. The following section will discuss housing disrepair and what a tenant can expect when they take up residence:


The facts...

The Government's decent homes scheme requires all social housing to meet a statutory minimum standard. Properties must be in a reasonable state of repair, with modern facilities, adequate levels of insulation and an effective heating system to ensure the home can be kept warm.
  • The Joseph Rowntree Foundation estimates that almost one in five English homes requires £1,000 worth of urgent repairs
  • The highest proportion of disrepair exists in the private-rented sector; about one in five properties is unfit for habitation
