About this section
If you’re living in a rented property you have certain rights regarding repairs to your home. However, you must also take some responsibility for the more minor upkeep and maintenance.
As a tenant you have the right to expect your accommodation to be kept in reasonable condition, but it’s your responsibility to undertake the day-to-day running of the property, including any minor patch ups and cleanliness. The following section will discuss housing disrepair and what a tenant can expect when they take up residence:
Rights and responsibilities

The facts...
The Government's decent homes scheme requires all social housing to meet a statutory minimum standard. Properties must be in a reasonable state of repair, with modern facilities, adequate levels of insulation and an effective heating system to ensure the home can be kept warm.
The Joseph Rowntree Foundation estimates that almost one in five English homes requires £1,000 worth of urgent repairs
The highest proportion of disrepair exists in the private-rented sector; about one in five properties is unfit for habitation
